Seoul apartment prices have continued to climb, putting the city close to setting a new record for the longest period of consecutive price increases. However, the latest data shows a growing difference between expensive districts in southern Seoul and more affordable areas elsewhere in the city.
According to the Korea Real Estate Board, apartment sale prices in Seoul rose by an average of 0.16% during the second week of September. Although prices are still increasing, the rate of growth has slowed for three weeks in a row.
The housing market is also showing different trends depending on the area. Prices in Seoul’s three major Gangnam districts have recently fallen. Gangnam and Seocho recorded declines of 0.36% and 0.26%, continuing their downward trend for six consecutive weeks. Songpa also dropped by 0.12% for the second week in a row. Concerns about possible tax changes and higher financial burdens have encouraged some homeowners in these expensive areas to lower their asking prices.
Meanwhile, several less expensive districts are experiencing strong growth. Jungnang saw prices rise by 0.51%, while Dobong and Seodaemun both increased by 0.47%. Seongbuk, Gwanak, and Dongdaemun also recorded noticeable gains.
Overall, Seoul apartment prices have now risen for 84 straight weeks since February of last year. The current record is 85 weeks, set between 2020 and 2022. If prices increase again next week, the current housing market will tie that historic record.
